Most homeowners wouldn’t think twice about having their HVAC system serviced regularly. You change filters, schedule tune-ups, and have a professional inspect the system to make sure it’s ready to handle another hot Louisiana summer.
But what about your roof?
Your roof protects everything underneath it, from your family and belongings to the structure of your home. Yet many homeowners only think about their roof when they notice a leak, missing shingles, or obvious damage.
By then, a small issue may have already become a much bigger, and more expensive, problem.
That’s why annual roof maintenance deserves a place on your home maintenance checklist.
Your Roof Needs Preventative Care, Too
Louisiana roofs take a beating. Heat, humidity, heavy rain, wind, storms, changing temperatures, and year-round exposure to the elements can gradually wear down roofing materials and the components around them.
Some problems are easy to spot. Others aren’t.
A lifted shingle, deteriorating sealant around a vent pipe, clogged gutter, damaged flashing, or small area of water intrusion may not seem urgent. But addressing these issues early can help prevent more significant damage later.
A roof maintenance plan gives homeowners a proactive way to stay ahead of those problems instead of waiting for an emergency.
What Does a Roof Maintenance Plan Include?
Perdomo Roofing & Sheet Metal’s Residential Annual Maintenance Agreement is designed to provide ongoing care and documentation of your roof’s condition.
Depending on the roof and maintenance agreement, services include:
- Regular professional roof inspections — The standard agreement provides semi-annual inspections, or two visits per year. Homes with a whole-roof installation completed by Perdomo Roofing within the last five years receive an annual inspection under the maintenance agreement.
- Roof, gutter, and drainage maintenance — Gutters, drains, and downspouts are cleaned to promote proper drainage and help keep these systems properly sealed.
- Specialty-item maintenance — Pitch pockets, vent pipes, metal work, and roof expansion joints are checked and re-compounded or re-caulked when necessary.
- Minor repairs — The agreement includes repair of up to five lifted or torn shingles and up to five minor nail pops.
- Photo documentation — Homeowners receive a report documenting the roof’s current condition, findings, and recommendations for additional repairs if needed.
- Interior inspection — Inspections can include checking ceilings, attics, and walls for signs of roof-related issues such as water stains, wood rot, mold, holes, or other indications of damage.
- Drone inspections when needed — For steep or unwalkable roofs, Perdomo can conduct a visual inspection using a drone and provide detailed photos and video.
The goal isn’t simply to look at your shingles. It’s to evaluate the entire roofing system and identify potential problems before they have the opportunity to become major ones.
Small Roof Problems Can Become Big Problems
One of the biggest advantages of preventative roof maintenance is catching problems while they’re still manageable.
For example, a small area of damaged roofing or deteriorating sealant may be relatively simple to address during a routine inspection. If it goes unnoticed until water begins entering the home, the situation can become considerably more complicated and expensive.
Regular inspections also give homeowners a documented history of their roof’s condition. Instead of wondering when a problem developed or how long something has been deteriorating, you have professional reports and photographs that help you understand what is happening with your roof over time.
Don’t Forget About Your Gutters and Drainage
Your roof and drainage system work together.
When gutters, drains, and downspouts aren’t functioning properly, water may not move away from the roof and home the way it should. That’s why gutter and drainage maintenance is included in Perdomo’s residential maintenance agreement.
Keeping these components clean and properly maintained is an important part of protecting the overall roofing system.
Additional gutter cleaning can also be added to the maintenance agreement when needed.
What Happens If an Inspection Finds a Problem?
That’s where having an ongoing relationship with a roofing professional can make things easier.
If additional work is needed and the roof system is under warranty, Perdomo Roofing can coordinate manufacturer-authorized repairs.
If the roof isn’t under warranty and the homeowner would like to file an insurance claim for covered damage, Perdomo’s claims department can assist with the process.
And if an emergency roof leak occurs, the maintenance agreement provides for a response with corrective action as soon as weather conditions permit. Repairs that aren’t covered under a warranty are handled separately on a time-and-material basis.
Having a maintenance plan means you’re not starting from scratch when a problem occurs. Your roofing professional already has documentation and a history of your roof’s condition.
Think of It as a Tune-Up for Your Roof
Your HVAC system gets regular maintenance because you don’t want to wait until the middle of a Louisiana summer for it to stop working.
Your roof deserves the same preventative approach.
You don’t maintain your roof because you expect something to go wrong. You maintain it because you want to find problems early, keep the system performing properly, and protect one of the most important components of your home.
A roof maintenance plan can provide homeowners with something even more valuable: peace of mind.
Instead of wondering whether your roof is still in good condition, you’ll have professional inspections, documentation of its current condition, and recommendations for addressing issues when they arise.
Protect Your Roof Before You Need It
Whether your roof is brand new or has been protecting your home for years, regular maintenance is an investment in your home.
Don’t wait for the next leak to find out your roof needs attention.
